Market Appraisal
We offer a free market appraisal which can be booked for Monday - Saturday. When conducting an appraisal we take into account the current market climate, comparable evidence, historic market data and any information that you provide.
Preparing Your Property
Presenting your property at its best maximises your potential return. This can vary from a de clutter to a refurbishment and as each property is different we advise on an individual basis.
Prior to marketing your property we will require a valid Energy Performance Certificate (EPC), our signed Terms of Business and proof of identification for each owner.
Identification
For each legal home owner we are required, by law, to hold on record one proof of name and one proof of address. Acceptable proofs are below.
Section 1 : Evidence of Name
- Current full signed passport.
- Resident permit issued to EU nationals by the Home Office.
- Current UK/EU photo driving licence (can be used to give evidence of name or address but not both).
- State pension or benefits book/notification letter (can be used to give evidence of name or address but not both).
Section 2 : Evidence of Address (current address if not living at property being sold)
- Current UK/EU photo driving licence (can be used to give evidence of name or address but not both).
- Current local authority tax bill.
- State pension or benefits book/notification letter (can be used to give evidence of name or address but not both).
- Local authority rent card or tenancy agreement.
- Bank, building society or credit union statement or passbook.
- Utility bill (not mobile phone)
Marketing
Once we have received confirmation of your instruction we will undertake a full marketing strategy, this is designed to achieve maximum exposure for your property in order to obtain the best price quickly and efficiently.
After compiling your properties details, including professional photographs and a floor plan, they will be uploaded onto our company website and online property portals on which thousands of potential buyers search for properties.
We will display your property details in our office window and display a For Sale board outside your property. On occasion we also advertise in local magazines such as Absolutely East.
We will carry out an in house property match to our existing database of registered applicants, who will each immediately receive details of your property.
Viewings
All viewings are accompanied and are conducted from 9am to 6:30pm Monday to Friday and 10am to 4pm on Saturdays. Should a viewing outside of these times be required we will do our best to accommodate the potential purchaser.
Legal
In order for you to sell your house you need a solicitor to deal with all of the legal paperwork involved with transferring your property to the new owner. We recommend instructing your solicitor as soon as you put your property on the market as this allows time for the collection of the necessary documentation. This in turn can assist in speeding up the sales process after you have accepted an offer. We have a list of solicitors we have had experience working with and are happy to recommend.
Receiving An Offer
As soon as an offer is placed we will notify you both verbally and in writing. The Estate Agency Act in England obliges us to notify you of all offers, high or low. It is then your decision to accept or reject the offer, which we will offer our advice on.
Agreeing To Sell
Once you have accepted an offer you need to agree on the details of any extras included or excluded from the sale and discuss your target date for exchange of contracts and completion. Throughout the sale we will keep you updated as to the point of the process the sale is at.
Draft Contract And Other Paperwork
Your solicitor will send out a draft contract to your purchaser's solicitor when the transaction is agreed. The purchaser's solicitor will then carry out preliminary enquiries and order the searches. To ease the process it is advisable to forward copies of as much information as possible to your solicitor, such as service charge accounts for the last three years, any estimates for the forthcoming year, building insurance certificates, planning approval and building regulation sign off for any completed works, any guarantees for works, installation certificates etc. In the case of apartment blocks, you can ask your solicitor to collect these documents from the Managing Agent/Freeholder.
Contract Approval
This is when all enquiries have been settled and searches are back.
Exchange Of Contracts
For this to happen the mortgage offer, searches and contracts must have been reviewed and approved by both solicitors. The contract is signed by the purchaser and vendor and the purchasers deposit is logged with their solicitor. The completion date has to be agreed for exchange to take place.
Completion
Completion can take place on the same day of exchange or after, with the average timeframe being one week. The time taken mainly depends on the personal requirements of each party. On completion residual monies are transferred from the purchaser's solicitor to the vendor's solicitor and on receipt of these, keys for the property are released to the new owner.
